HOW DIRTY HANDS APPROACHES LARGER PROJECTS 

Dirty Hands acts as the client’s construction project manager and advisor.

Homeowners maintain direct contracts with subcontractors and suppliers

Dirty Hands coordinates planning, sequencing, and oversight

All major decisions remain visible and homeowner-approved


This structure reduces risk, increases clarity, and keeps expectations aligned throughout the project lifecycle.

TWO-PHASE ENGAGEMENT STRUCTURE

Phase 1 — Planning & Pre-Construction

This phase establishes clarity before commitments are made. 



Includes: 

  • Scope definition 
  • Budget range modeling
  • Trade sequencing 
  • Subcontractor recommendations 
  • Material planning and coordination 


This phase is paid upfront and includes a walk-away option. 

Clients may proceed into active project management or retain the completed plan and move forward independently.

Phase 2 — Active Project Management (Optional)

If the client elects to continue, Dirty Hands provides ongoing construction management throughout execution.


Includes: 

  • Scheduling and trade coordination 
  • Quality review and progress oversight 
  • Change coordination and documentation 
  • Material coordination (client pays suppliers directly) 


Project management fees are applied as costs are incurred.

ROLE CLARITY 

Dirty Hands: 

  • Coordinates scheduling and sequencing 
  • Reviews work quality and completeness 
  • Acts as the primary coordination point

Dirty Hands does not:

  • Guarantee subcontractor workmanship 
  • Hold trade warranties

Dirty Hands prioritizes project work for active maintenance plan members. 



Established relationships allow for clearer communication, better alignment, and more predictable outcomes when larger work is required. 

For existing maintenance clients, construction management services are introduced when appropriate. 



New clients typically begin with a maintenance plan to establish alignment before pursuing larger projects — because successful project management depends on clear expectations from day one.
